There is almost nothing here to read, and that is the finding rather than a gap in our work. No G2 page and no Capterra listing, and app store bases of four ratings on iOS and 21 on Play. A 5.0 from four ratings is noise, which is why every score on this page carries its base. Everything below comes from Propwire’s own FAQ and plan pages, and from a handful of individual reports.
What Propwire actually does
Propwire is a free real estate search across 157+ million MLS and off-market property records. You look up an address and it returns the owner, the mortgage and transaction history, and comparable sales. It also ships 21 prebuilt lead types, including absentee owners, pre-foreclosures, probates, tired landlords and vacant property, and you can download what you find as a spreadsheet, up to 10,000 properties a month on the free tier.
It suits investors pulling their first lists who would rather pay only for the skip tracing, anyone who needs to check a specific property without opening a subscription, and real estate agents fielding a question about an address on the spot.

The free part is real: searching, comps and up to 10,000 property downloads a month, with no card needed to sign up. Skip tracing is where money changes hands. Skip trace a 2,000 property list on the free tier and, at the match rate close to 80% that Propwire claims for itself, you pay for about 1,600 matches, roughly $160, from a wallet you top up in $20 steps. Gold includes 10,000 skip traces a month for $119, so it costs less than paying per match once you pass about 1,190 matches a month. Above Gold, its FAQ mentions Platinum and Diamond tiers that add coaching, and neither is priced on the pages we read.

Where the free tier stops

Downloads cap at 10,000 a month
Each download tops out at 10,000 properties, and free accounts are limited to 10,000 downloads a month. Past that you wait for the month to turn or you upgrade, because Gold and Premium both lift the cap entirely.

Skip tracing needs money in a wallet first
Before the first trace you add funds, in steps of $20, with a card on file. You are then charged 10¢ per successful match, so a trace that finds nothing costs nothing. Results carry DNC and TCPA flags, which Propwire describes as a compliance aid rather than permission to call.

Plain downloads expire after 30 days
Spreadsheets you download without skip tracing, and comp reports, stay in your account for 30 days. Skip traced lists, which you paid for, are kept for good. Save your files locally rather than treating the account as storage.

What Propwire is bad at
We will not give you counts here. The rating bases are four on iOS and 21 on Play, far too small for anything here to be a pattern. Read these as individual reports and leads to check, never as statistics.

Same shape as PropStream and PropertyRadar. The browser version works and the phone one is where the complaints sit.

So use it at a desk. That is a mild suggestion rather than a warning, because finding out for yourself costs nothing.
Who should not rely on Propwire
- You want skip tracing thrown in free. On the free tier it is 10¢ per match, and Gold at $119 is the plan that includes 10,000 a month.
- You want to work from a phone. The clearest report we found is an Android app that will not open, from a user who says the browser version works.
- You need more than 10,000 properties a month without paying. That is the free ceiling.
- You want a CRM. There is not one, and a reviewer says so plainly.

Is Propwire the same as PropStream?
No. Propwire is published by Propwire LLC, the company named in its Terms of Use and the seller of its apps on both stores. PropStream’s app is sold by EQUIMINE, and PropStream has belonged to Stewart Information Services since November 2021. Nothing either company publishes connects the two. Propwire charges nothing to search or download. PropStream starts at $99 a month.
What is the catch with Propwire?
Two things. Skip tracing, the step that turns a list into phone numbers, is paid. And there is almost nothing to check it against: no G2 page, no Capterra listing, and app store bases of four and 21 ratings.
Does Propwire have a CRM?
No. If you need to track leads through a pipeline you are looking at a different class of tool, and REsimpli is the one built around that job.
Is Propwire worth using?
For searching and pulling lists, yes, because that part costs nothing and the browser version works. Whether it stays cheap depends on skip tracing: past about 1,190 matches a month, Gold at $119 costs less than paying 10¢ a match.
