What it fixes

Contact data comes with every lead: 10,000 leads a month on Growth, then 4¢ each, against PropertyRadar’s 250 contacts and 8¢ after that. The same $119 covers three users, where PropertyRadar’s Team plan is $249.

What you give up

It belongs to PropStream, since July 2025. Stale numbers are the most repeated complaint on its G2 page, and users are not sold one at a time: a fourth means Professional at $349.

Leaving because

You want to test a different data set on your county

PropStream

What it fixes

A second nationwide data set you can try for nothing: 7 days with 50 leads. After that it is $99, and Connect at $30 adds up to 25,000 traces a month and Lead Automator, which watches up to 50,000 properties for the changes you set.

What you give up

It publishes no coverage table, so you check your county by trying it. Its iOS app is rated 3.07 from 177 ratings, and cancelling is a phone call.

The phone app lets you down

DealMachine

What it fixes

The app is DealMachine’s product, rated 4.79 on iOS from 5,002 ratings and 4.4 on Google Play from 1,930. PropertyRadar’s Android app is rated 3.6, and one reviewer says it has not worked for months. A $99 seat also carries 10,000 data credits.

What you give up

No free trial as of September 2026, and every extra person is another $99 seat. Postcards are 75¢ against PropertyRadar’s 66¢.

You want alerts without a subscription

Propwire

What it fixes

Searching, comps and 10,000 downloads a month are free, and Propwire sends free alerts by email or text when new properties match a saved search. Skip tracing is 10¢ per successful match, or 10,000 a month on its $119 Gold plan.

What you give up

Its alerts, as it describes them, are for new properties that match a search. PropertyRadar watches properties you already have for changes. And there is almost nothing to check Propwire against: 4 ratings on iOS, 21 on Google Play.

You need calling and texting in the same place

What it fixes

Calls and texts are unlimited under fair use on every plan, each user gets a triple-line dialer, and a pipeline, list pulling and 10,000 skip traces a month come in the same $299. PropertyRadar sells its dialers as add-ons from $59 and its texts in bundles from $49 for 2,000.

What you give up

$299 before anything else, and setup is its most repeated complaint on G2. Past its 10,000 traces, its pricing page quotes 15¢ a record while its Terms say tracing stops for the rest of the billing cycle.

Before you switch

When PropertyRadar is still the right answer

When you watch more than you call. Solo watches 10,000 properties for changes and includes 250 phones and emails for $119, and it never counts views or saves. PropStream charges $129 for its watching, through Connect.

When you need to see coverage before you pay. PropertyRadar publishes a table for every state with the year each county’s foreclosure records start: all 58 California counties from 2001 or 2002, all 67 in Florida, all 15 in Arizona.

And when a few hundred contacts a month is enough. Between about 170 and 375 contacts, its $119 comes in under PropStream’s bill, by up to $10.

Leaving PropertyRadar: how cancelling works

Its User Agreement says you may cancel at any time, three ways: the cancellation form in the app, under Settings and then Billing, which takes effect when you submit it. An email to support@propertyradar.com, which can take a business day. Or a letter to its PO box in Truckee, California, at least ten business days ahead.

Fees to the end of the period you are in stay payable. If you are in a free trial, cancel before it ends: after it, the Agreement charges the full selected term, non-refundable. Export your lists and watched properties first.
