What a month costs

How much wholesaling software costs, stage by stage

Priced the way you would pay it, the month depends on the work more than on the tool. Starting out, Propwire and DealCheck cost $0 and the only bill is 10¢ for each owner Propwire matches, up to $50 for 500 owners. One person tracing 2,000 owners a month pays $99 on DealMachine, $119 on BatchLeads or Propwire Gold, $129 on PropStream with Connect, $259 on PropertyRadar and $299 on REsimpli.

Mail changes the bill more than any subscription. 1,000 postcards a month with each entry plan come to $669 on PropStream, $699 on BatchLeads, $779 on PropertyRadar and $849 on DealMachine. REsimpli bills mail per piece without publishing the rate, so its mail month cannot be priced from its own page.

A team is where the tools split furthest apart. Three people tracing 5,000 owners pay $119 on BatchLeads, $189 on PropStream, $297 on DealMachine, $519 on PropertyRadar and $549 on REsimpli. Those are list prices from each vendor’s pricing page, read in September 2026, before sales tax and before any discount.

The $0 start

Free real estate wholesaling software, and where it stops

Propwire is free to search, to pull comps and to download up to 10,000 properties a month, with no card and no trial clock. It charges for skip tracing at 10¢ per successful match, paid from a wallet you top up, so an owner it cannot match costs nothing. DealCheck’s Starter tier is free for good and holds 15 saved properties with 5 sales and rental comps each.

What free does not cover is the outreach. Propwire lists no mail, no dialer and no CRM, so the calls go through your own phone and the follow-up lives in a spreadsheet. That is enough for a first deal. The free skip tracing method covers the county records that come before any paid trace.

On the phone

Wholesale real estate apps: which of the eight work from the car

Five of the eight list driving for dollars in their own app store descriptions: DealMachine, PropStream, BatchLeads, PropertyRadar and REsimpli. How well the app works is another matter. DealMachine’s holds 4.79 on the App Store from 5,002 ratings and REsimpli’s 4.89 from 387, while PropStream’s sits at 3.07 from 177.

Propwire has an app with 4 ratings and no driving for dollars listed. Carrot has no app on either store, which fits a product that lives on your website.

Who should not buy yet

What you do not need before your first deal

A $299 CRM is the clearest thing to wait on. REsimpli’s own review line is that it is not for your first year, before the leads exist, and a pipeline with nothing in it costs the same as a full one. A paid dialer can wait too: calling 50 owners a day works from your own phone.

What does pay for itself early is a list and a way to reach the owners on it. Propwire covers the list for free and prices tracing by the match, and one paid tool at $99 to $129 covers a solo month of 2,000 owners. The rest of the stack can arrive with the deals.

What is the best software for wholesaling real estate?

It depends on how you find sellers, because no tool here covers every stage. For driving for dollars it is DealMachine at $99 a seat, for calling or mailing from a desk PropStream at $99 or $129 with Connect, for a team of three BatchLeads at $119, and for one system with the CRM and dialer REsimpli at $299. To start for $0, Propwire and DealCheck’s free tier.

Is there free real estate wholesaling software?

Yes. Propwire is free to search, comp and download up to 10,000 properties a month and charges 10¢ only for owners it traces successfully. DealCheck is free for up to 15 saved properties. Neither sends mail or dials, so outreach runs through your own phone.

How much does a wholesaling software stack cost per month?

Do I need a CRM to wholesale real estate?

Which wholesaling tools use AI?

By the vendors’ own descriptions, PropStream has an AI search and an Intelligence Assistant, BatchLeads sells Dialer AI at $89 a month, and DealMachine lists AI search. We have not tested any of them, so this page says only that they are offered.
