The right skip tracing service for a real estate investor depends on how many owners you trace a month. Below about 750, pay per trace: Propwire charges 10¢ for each owner it matches, and SkipMatrix at 14¢ or REISkip at 15¢ trace a list you upload and bill only the matches. Above 750, all five pay-per-trace services here cost more than DealMachine’s $99 seat with 10,000 traces or BatchLeads at $119 with contact data on 10,000 leads. BatchData is an API from $3,000 a month.

Skip tracing services pricing: the cost per owner, from 100 to 10,000 a month
For batch skip tracing at small volumes, the pay-per-trace services charge 14¢ to 20¢ an owner, and Propwire 10¢. At 100 owners that is $10 on Propwire, $14 on SkipMatrix, $15 on REISkip or SmartSkip and $20 on Best Skip Tracer, against $58 on Skip Genie, whose plan includes the first 100 searches.
The order flips at about 750 owners. A data tool with tracing in the plan charges the same month whatever you trace up to its allowance, so at 1,000 owners DealMachine is $99, BatchLeads $119 and PropStream with Connect $129, against $129 to $211 on the services. At 10,000 owners the services run from $897 to $1,741 while those three stay between $99 and $129.
Among the services, SkipMatrix is the smallest bill up to 450 owners and Best Skip Tracer from 450, once its $9 membership pays for itself. Skip Genie is the largest of the five at every volume, because its $58 is due before the first search.

Tracers also appears for this search. Its skip tracing page lists real estate investors among the industries it serves and gives the first $100 of searches free, but it publishes no price, so it is not in the prices here.
Accuracy and hit rates: what the vendors claim, and what you can check
No service here publishes a hit rate anyone can check. The figures on offer are the vendors’ own: Propwire says “close to 80%”, DealMachine “95%+ Match Rate” and SkipMatrix “2-3x higher contact rates”. We have not run the same list through each of them, so this page does not rank them on accuracy.
What you can check is how each one bills a miss. Propwire, SkipMatrix and REISkip charge only for owners they match, and BatchData per matched record, so a weak list costs less there. SmartSkip prices per row and Best Skip Tracer per lead, and neither says a miss is free. The review bases are thin across the board: BatchData’s 237 on Trustpilot is the largest of the six services, SkipMatrix has 15, and REISkip, SmartSkip, Skip Genie and Best Skip Tracer have none there.
Is skip tracing legal, and what the services flag for you
Looking up a property owner’s phone number from public and commercial records is routine in real estate, and every service here sells it. The rules sit in what you do next: the national Do Not Call registry and the Telephone Consumer Protection Act govern marketing calls and texts, and states add their own.
Skip Genie scrubs numbers against state, national and litigation DNC lists for 2¢ a number, and says it “cannot and do[es] not offer legal advice” on the DNC list. Best Skip Tracer identifies litigators, BatchData flags DNC, TCPA and deceased records, and Propwire shows DNC and TCPA flags it calls “a compliance aid only”. None of this is legal advice, and neither is this page.
Questions people ask about skip tracing tools
What is the best skip tracing service for real estate?
For real estate investors it depends on volume. Below about 750 owners a month, pay per trace: Propwire at 10¢ a match, or SkipMatrix at 14¢ and REISkip at 15¢ on a list you upload. Above 750, a data tool with tracing in the plan is the smaller bill: DealMachine at $99 a seat with 10,000 traces, or BatchLeads at $119 with contact data on 10,000 leads.
How much does skip tracing cost per record?
10¢ to 20¢ an owner on a pay-per-trace service: Propwire 10¢ a match, SkipMatrix 14¢ (down to 6¢ at 100,000 records), REISkip and SmartSkip 15¢, and Best Skip Tracer 20¢, or 12¢ with a $9 membership. Skip Genie is $58 a month with 100 searches, then 17¢. Data tools include it: DealMachine $99 for 10,000 credits, BatchLeads $119 for 10,000 leads.
Is there a free skip tracing service?
Not for a list. People-search sites are free one owner at a time, and their terms limit how the results may be used. Propwire, SkipMatrix and REISkip charge only for matches, so an owner they cannot find costs nothing, and SmartSkip and Best Skip Tracer open free accounts that bill per row or per lead.
Is skip tracing legal?
Looking up a property owner’s contact details is legal and routine. Calling and texting them is where the rules are: the Do Not Call registry and the TCPA. Skip Genie, Best Skip Tracer, BatchData and Propwire each flag some numbers, as a DNC scrub, litigators, or DNC and TCPA flags. This is not legal advice.
Which skip tracing service has the best hit rate?
None publishes one that can be checked. Propwire’s “close to 80%” and DealMachine’s “95%+ Match Rate” are their own claims, and we have not run one list through each service. Propwire, SkipMatrix and REISkip bill only for matches, so a miss costs nothing there.
Should I use a skip tracing service or a data tool with tracing?
A service for a list you got somewhere else, or for fewer than about 750 owners a month. A data tool if you pull your lists there and trace more: DealMachine’s $99 and BatchLeads’ $119 plans include 10,000 traces or leads a month, and PropStream charges 12¢ a contact on Essentials, or $30 a month for Connect.
