Real estate wholesale CRM: priced by how many of you work the leads, with what each includes
Updated September 2026. Independent: no vendor saw this before publication. How we test
The short answer
Pick by how many of you work the leads and what you need inside the CRM. For $0, Podio holds up to five users if you build the CRM yourself, and CarrotCRM Free covers one. With calling and texting in the plan, REIkit starts at $64 a month, and REI Reply is $99 for any number of users plus Twilio usage. With lists, tracing and a dialer too, FreedomSoft is $197 for up to six users and REsimpli $299 for one.

Nimble, Bigin and other general CRMs also appear on wholesaling lists. This page covers CRMs sold to real estate investors, plus Podio and HighLevel, two general platforms you set up yourself.
What a wholesaling CRM has to do: the features, and when a spreadsheet is enough
A wholesaling CRM tracks each seller from the first call to the signed contract and makes sure nobody falls out of the follow-up. That means pipeline stages, reminders and sequences that send the next text or email on schedule, and a record of every call. The buyers you assign contracts to are a second list in the same system.
For the first few deals a spreadsheet does that job. The CRM starts paying for itself once follow-up slips, and the free plans cover the gap: Podio for up to five users if you are willing to build it, or CarrotCRM Free for one.
Calls and texts past the plan: the part of the bill that grows
Several of these CRMs put a usage bill beside the plan. REI Reply runs calls and texts on your own Twilio account, billed by Twilio. HighLevel bills email, texting, calling and AI on usage. Pete charges 6.5¢ a minute and 1¢ a text past its allowances, and REIkit 5¢ a minute and 3¢ a text.
Texting also needs carrier registration before the first message goes out. Pete says approval takes as little as 3 to 4 weeks, and REI Reply offers help with the registration. Plan the first month around calls and mail if the CRM is new.
Questions people ask about wholesale crm tools
What is the best CRM for real estate wholesalers?
It depends on how many of you work the leads and what you need inside it. Free: Podio for up to five users, or CarrotCRM Free for one. Calling and texting built in: REIkit from $64 or REI Reply at $99 plus Twilio. Lists, tracing and a dialer too: FreedomSoft at $197 for up to six users or REsimpli at $299 for one.
Is there a free CRM for wholesaling real estate?
Yes. Podio is free for up to five users, and you build the CRM in it. CarrotCRM Free covers one user with 3 follow-up sequences, email and texting. Neither has a dialer of its own: calls go through smrtPhone or another integration.
How much does a real estate wholesale CRM cost?
On monthly billing, $0 to $299 for one user across ten of the eleven here, and $500 plus a $3,000 setup on Left Main. Three users pay $0 on Podio, $69 on CarrotCRM, $97 on HighLevel plus usage and $549 on REsimpli. Yearly billing takes $50 a month off the entry plans of REI BlackBook and FreedomSoft.
Which wholesale CRMs include a dialer?
Eight of the eleven list calling in the plan: REIkit, REI Reply, Pete, REI BlackBook, FreedomSoft, REsimpli and Left Main, with HighLevel billing calls on usage. CarrotCRM and Podio call through integrations such as smrtPhone, and DataSift through the outreach tools you connect.
Can I use Podio or HighLevel as a wholesaling CRM?
Yes, if you build it. Podio is free for up to five users and HighLevel is $97 with unlimited users, but neither is made for real estate: there is no property data or skip tracing, and HighLevel bills texts and calls on usage.
Do I need a CRM to start wholesaling?
Not for the first deal. A spreadsheet tracks a few dozen sellers. A CRM pays once follow-up slips, and the free plans cover that stage.

How we built this list
| Line | Source | What we read |
|---|---|---|
| 01 | Pricing | Each CRM’s pricing page read on both its monthly and yearly setting, 28 September 2026 |
| 02 | Vendor pages | Each vendor’s own list of what every plan includes, from the same pages |
| 03 | App stores | The App Store and Trustpilot for each CRM’s review base, the same day |
What we did not do. We have not subscribed to any of these CRMs or set one up. Every price is a list price for monthly billing, and every “not listed” means the vendor did not list it on the pages we read.
