PropStream has no third-party review base at all on the two big B2B platforms. Everything below the price comes from its app stores, its own documentation, and what its users wrote in public.
What PropStream actually does
PropStream is a property data platform for real estate investors. It pulls assessor, recorder and MLS records for 160+ million US properties and lets you filter them into marketing lists. That is the product. The marketing calls it lead generation software, but what you are buying is county data with 165+ search filters on top.
The people it actually suits are wholesalers building absentee owner and pre-foreclosure lists, agents hunting off-market inventory, and investors who want to find distressed property before it reaches the open market. If your work is none of those, most of what you would be paying for is data you will never pull.
PropStream has added an Intelligence Assistant and AI Search since 2026. We have not subscribed, so we list those as vendor claims rather than telling you how well they work.

Skip tracing 1,000 contacts a month on the $99 plan costs $120 on top, taking the real bill to $219. At that point PropStream Connect at $30/mo, which bundles skip tracing, is cheaper than either paying per contact or upgrading to Pro at $199.

What PropStream does not put on the pricing page
Three things worth knowing before you subscribe, all from PropStream’s own terms and help pages.
Cancelling is a phone call, and you finish the month
The subscription renews itself month to month until somebody stops it. The Terms of Use, written throughout in the name of EquiMine rather than PropStream, say you may cancel "for any reason or for no reason at any time by contacting Customer Support at (877) 204-9040". That is the only route the document gives. The contact form will not do it, and the contact page says so in capitals: "Cancelation requests will NOT be processed through this form."
What you pay on the way out is not symmetrical. Cancel yourself and fees "up to the end of the then-current monthly billing cycle… shall remain payable", so you serve out the month you are in. If EquiMine cancels you, which the same terms permit "at any time for any, or no reason whatsoever", you are refunded pro rata for the days you did not use.

Phone (877) 204-9040 and Support@PropStream.com, Monday to Friday, 6:00 AM to 6:00 PM Pacific. No weekend cover. Live chat exists, but the help centre is explicit that it runs "within PropStream once you are logged into your account", so it is not a channel you can use to ask anything before you have paid.

There is no public API
People search for one often enough that it is worth saying plainly. PropStream does not publish a developer API. We checked six ways rather than trusting a single dead link: /api, /integrations and /real-estate-data-api all return 404, the help centre returns nothing for the term, and of the 1,036 URLs in the sitemap the only one under /api is /api-sync, an internal endpoint that handles signup status.
What does exist is a one-way push into BatchDialer, which PropStream acquired along with BatchLeads in July 2025. The direction tells you what it is: you generate the key in BatchDialer and paste it into PropStream, and nothing happens without an active BatchDialer subscription. It moves skip-traced leads into dialer campaigns. It is not something you can build on.

The single most repeated complaint on both stores. "Crashes every couple of minutes." Another: "App keep crashing lately. Won't let me advance past search screen."

PropStream on a desktop and PropStream on a phone are not the same product.

So the honest recommendation splits by where you work. At a desk, even the users who give up on the app are happy with it. In the car, a user put it plainly: "If this app worked like Deal Machine it would be awesome."
Who should not buy PropStream
- You work primarily from a phone. The app is rated 3.07 and its own maker calls it a companion.
- You need skip tracing included. It is 12¢ per contact until the $199 tier.
- You only ever look up one property at a time. Propwire does that free.
- You want an all-in-one CRM. This is a data tool and the CRM features are thin.

Essentials is $99/mo, or $81/mo paid annually ($972/yr). Pro is $199/mo and Elite $699/mo. Skip tracing is billed separately at 12¢ per contact on Essentials.
Does PropStream include skip tracing?
Not on the entry plan. It is 12¢ per contact on Essentials. It is bundled from the $199 Pro tier upward, after which extra contacts are 10¢ each. PropStream Connect at $30/mo also bundles it.
Does PropStream have a free trial?
Yes, 7 days, including 50 free leads. No coupon is needed.
Is there a free alternative to PropStream?
Propwire is free to search and to download lists from, up to 10,000 properties a month. Skip tracing is where it charges, at 10¢ per successful match or 10,000 a month on its $119 Gold plan. It is published by Propwire LLC, not by PropStream.
How do you cancel PropStream?
By telephone, on (877) 204-9040. That is the only route the Terms of Use give, and the contact page states that cancellation requests will not be processed through the form. You pay out the billing month you are in, with no refund for the unused days.
Does PropStream have an API?
No public developer API. The only API integration is a one-way push of skip-traced leads into BatchDialer, which PropStream has owned since July 2025, and it needs an active BatchDialer subscription. There is no endpoint reference or developer documentation on the site.
Is PropStream good for driving for dollars?
Not on the evidence. Users report that the app does not track your drive, and crashes are the most repeated complaint on both stores. DealMachine is built specifically for this and rates 4.79 on iOS from 5,002 ratings.
