About Off Market Tools

Off Market Tools covers the tools investors use to find properties, reach owners and manage deals. So far that is PropStream, DealMachine, BatchLeads, PropertyRadar, REsimpli, Propwire, DealCheck and Carrot. Every tool gets a review that says what it is bad at, and pairs of tools get a comparison that prices the same month of work on both.

The question our pages answer first is what a real month costs. A $99 plan that charges for every skip trace and a $119 plan that includes them cannot be ranked by their stickers, so we price the work instead, line by line from each pricing page, and show the arithmetic.

Each tool has a fact sheet built from its own pricing page, terms of use and help pages, and from what reviewers say about it on G2, Capterra, Trustpilot and both app stores. A figure reaches a page only from that sheet, and every page carries the month its figures were read.

Any sentence that ranks one tool against another has the figures for every tool it compares behind it. Sentences we could not support that way were taken out.

We have not subscribed to these tools, and no page claims we did. How we work, including what we got wrong and corrected, is on How we test.

No company named here reviews, approves or pays for a page before it goes up. When a company tells us a figure has changed, we check it against its own published pages before we change anything.

Everything here is about US property records and US pricing. The tools are built on county assessor and recorder data, so outside the US there is nothing for them to search.
