How to build a cash buyers list: recorded sales, the buyers behind them, and what to ask each one

Start with the county’s recorded sales: a purchase with no mortgage recorded alongside it usually means cash or private money, and a buyer name on several deeds marks an active investor. Look up any LLC buyer in the state business registry, trace the person, and ask each buyer what they buy, where and at what price. Step by step, for nothing

  1. Pull recent sales from the recorder

    Search the recorder for deeds in your area over the past few months. A deed with no mortgage recorded with it usually means the buyer paid cash or used private money, and a buyer name that shows up on several deeds is an active investor.

  2. Find the people behind company buyers

    When the buyer is an LLC, the state business registry lists the registered agent and often the managers. The company’s mailing address on the deed or the assessor’s roll reaches it by letter.

  3. Trace and contact each buyer

    Trace the person’s name like any owner, then call or write. Say what you work on and ask what they buy. Keep the buyers who answer: they are the list.

    Write down where each buyer buys, what kind of property, the price range, how much repair they will take on and how fast they close. That decides which buyers hear about which deal.

  5. Check proof of funds before a contract

Recorded sales show who bought, not who is still buying or what they want. The list becomes useful once buyers answer and describe their buy box, and it goes stale as buyers stop.
