Both pricing pages open on $99, and neither number is the bill. These are four common ways of working, priced line by line from both pricing pages as they read in September 2026, on monthly billing and before tax.

- PropStream’s 57¢ is its lowest postcard price, and it labels that price limited time. DealMachine’s 75¢ is its smallest card on Basic.
- DealMachine’s skip tracing page shows each trace using one credit. It does not publish a price for going past a seat’s credits.
- PropStream Connect only counts traces that return a result.
- Annual billing is left out. DealMachine’s page did not show annual figures when we read it, and PropStream’s Essentials plan is $81 a month billed yearly.
So the cheaper tool flips with the job. Working alone and tracing up to 10,000 owners a month costs less on DealMachine. Mailing in bulk, or paying for more than one person, costs less on PropStream.

At 2,000 owners a month for one person, the smallest published bill is DealMachine, $99.
List prices from each vendor’s pricing page, read September 2026. Monthly billing, before tax, no mail. Every published plan is priced and the smallest one that fits is shown. Where a vendor publishes no price for a volume or a team size, it says so instead of guessing.
Skip tracing: credits against cents
DealMachine does not sell skip tracing as an add-on. Each $99 seat carries 10,000 data credits a month, or 20,000 on Pro, and its skip tracing page shows a trace using one of them. The same pool pays for property lookups, so a heavy month of list building and tracing draws on one allowance. Its app listings say phone numbers and emails come with the plan.
PropStream sells it three ways. On the $99 Essentials plan it is 12¢ a contact. The $30 Connect add-on includes as many traces a month as the plan has saves, which is 25,000 on Essentials, and a trace that finds nothing does not count. Pro, at $199, includes Connect, and extra contacts past its allowance are 10¢ each.
On price alone, DealMachine’s seat wins up to its 10,000 credits. On accuracy we cannot pick one. DealMachine claims a match rate of 95% or more, PropStream’s pricing and Connect pages quote no figure, and neither has been tested here.
Driving for dollars
This is DealMachine’s home ground, and it comes with every plan. The app tracks your route, you tap a house to tag it, the owner comes back on the spot, and that owner can go into a postcard campaign without leaving DealMachine.
PropStream’s app has a driving mode too, and its own reviewers are blunt about it. "The drive for dollars feature doesnt follow you as you drive," one wrote, and crashes are the most repeated complaint on both of its app stores.
DealMachine is not spotless in the car either. One Android reviewer describes the map locking after an accidental tap: "PLEASE make it easier for someone who is DRIVING."
The data behind each one
Both sell nationwide US property and owner data, and both publish big numbers about it. PropStream says over 160 million public records, 165+ search filters and 20 prebuilt lead lists. DealMachine says 150 million+ properties, 240 million+ people records, more than 700 filters and 287 exportable fields.
Those are the vendors’ own figures, and nothing says the two count a filter the same way, so the larger number is not evidence of better data in your county. We have not tested either data set against county records. The fair test is your own market. PropStream’s 7-day trial lets you run it for free. DealMachine has no trial, so its first paid month is the test.
The Reddit test, and what it can tell you
On r/WholesaleRealestate, one investor posted a 30-day test of both tools. They pulled land leads from each tool for counties of similar size and texted them through the same service. DealMachine’s leads came back with a 19% response rate against PropStream’s 7%, and 14 contracts against 6.
It is worth reading and worth weighting properly. It is one person over one month, on land rather than houses, with results the poster reported themselves, and the poster says PropStream got the better county. The DealMachine plan they used, a $179 Pro tier, is not on its pricing page today. DealMachine’s founder replies in both threads we read, and the figures they post are the vendor’s claims rather than a test.
Treat it as a reason to test your own county, not as a measurement.
